Berkhamsted is a thriving town situated within the Bulbourne Valley, an important transport corridor connecting the London Basin with the Aylesbury Vale. The site at Durrants Lane and Shootersway presents an exciting opportunity to secure the refurbishment of the Egerton Rothesay School, along with the provision of new community facilities. The site is under multiple ownership and the parties have formed a Consortium to jointly promote the land for development.
The site is currently allocated in the Dacorum Borough Council Local Plan for the development of 100 houses, but the opportunity is being undertaken to review the allocation taking into account viability issues and producing a more realistic and implementable development scheme. Working closely with a town planning consultant, CSa were commissioned to prepare a Framework Masterplan Document on behalf of the Consortium to demonstrate how the site can be developed for approximately 200 dwellings and provide new areas of informal and formal open space both for the school and for use by the wider community and local sports teams.
The site is being brought forward in the Consultation Draft of the Core Strategy, which is scheduled to be adopted in early 2012. CSa’s Framework Masterplan document will form a vital reference point as the proposals for the site continue to evolve towards an eventual planning application.
